Property sales are up by 22 percent in the second quarter of this year

Buyers from overseas are helping to keep the property market bouyant during the economic crisis

There were 90,746 property sales in Spain in Quarter 2 this year, representing a 22 per cent increase on the first quarter, according to the latest figures released by the central Government.

It is overseas buyers looking for property bargains who are once again the driving force in the market, according to many real estate analysts.

“Economic and political uncertainty, with unemployment over 20 per cent and general elections in November, are making Spaniards wary about buying primary residencies, let alone holiday homes,” says Mark Stucklin, founder of spanishpropertyinsight.com. “Much hope is being pinned on foreign buyers coming to the rescue.”

The data published last week indicates that in Malaga, 1,110 homes were bought by overseas buyers in Quarter 2, the province with the second highest sales to foreigners in the country. Alicante was the area with the most.

“There has been a crash in the market, as we’re all aware, but those who are serious about picking up a good-priced property will find some great deals on the coast,”

“Cash-rich buyers, especially those looking to buy at the top end of the market, are able to purchase properties 35 to 40 per cent cheaper than they were three years ago. I’d say if you can afford to buy now you should as it’s thought prices will start to creep up again soon.

“For example, where once it would be unusual, or very lucky, to find a five bedroom villa in the more exclusive areas of Estepona or Marbella for under a million euros, now it wouldn’t be nearly so difficult to come across one.

“Generally, in my experience, the non-Spanish nationals who are buying this year are not looking for holiday homes; they’re looking for a main residence.”

In a survey carried out by ‘A Place in the Sun’ magazine last year, more than 60 per cent of potential British buyers would consider Spain, once again making the country the favourite overseas destination for Britons.

“The Brits have had a long-term love affair with southern Spain. A few years ago people were considering emerging markets such as Egypt, Morocco and Bulgaria, but the global economic crisis combined with the political instability in North Africa and the Middle East, has meant that people are now reverting back to what they know best - Spain. Spain, France and Italy in particular are regarded as a safer bet for a home in the sunshine,” says UK-based realtor, Frank Hylett, who specialises in overseas property.

Steve Dibden from Milton Keynes has recently bought a penthouse in Puerto Banús. “My friends and I were holding fire and have been watching prices steadily come down since 2008, but now, thanks to the property crash, we’ve been able to afford a pad that previously would’ve been a serious stretch for us.

The Spanish government has approved a decree affecting the VAT on new spanish properties for sale for transactions completed in the last 4 months of 2011.

Properties in Spain purchased from developers will benefit from reduced VAT of 4%. This measure has been taken by the government to revive the construction industry, affected by lower sales of new homes. This reduction applies only to first housing transmission, houses in second and subsequent transmissions are left out of this controversial decree. It is recommended that the buyer in case of doubt, write a letter to the Tax office to get a confirmation that the house the one wants to purchase has not been previously transmitted.

Marbella to rival Puerto Banus and Monaco...

Marbella’s long-held dream of having its own glamorous marina looks set to be realised. What’s more, after many years in which the vision of oceangoing cruise liners parked off a Marbella beach seemed destined to remain a mirage, they are very much part of the new package.

The Marbella Town Hall and Regional Andalusian Government recently announced the awarding of the 40-year concession on the redevelopment of the small La Bajadilla harbour port to a consortium led by Nasir Bin Abdullah & Sons.

The new port will create new facilities and bring new visitors to Marbella, but the impact will extend far beyond this alone. Many see it as the catalyst for the next stage in Marbella’s development; one in which the town itself, and in particular its sea fronting areas, will be redeveloped, rejuvenated and given a boost. It is evidence of the evolution of Marbella into a mature resort town, but also an exciting opportunity to update, upgrade and create a very clear identity for the future.

A big boost
Negotiations had been going on for months, but this week the Marbella Town Hall and Regional Andalusian Government announced the project had taken a decisive step forwards with the awarding of the 40-year concession on the port to a consortium led by Nasir Bin Abdullah & Sons. The proposal of Qatari sheikh Abdullah Ben Nasser Al-Thani, who is also the owner of Málaga FC football club, beat a local consortium largely because it could offer more solid economic guarantees, not least of which is the fact that his proposal is self-financed.
Though the Junta de Andalucía speaks of an investment of €84 million whilst sources at the sheikh’s consortium indicate a total sum of over €400 million, it is clear that the redevelopment of the small La Bajadilla harbour on the eastside of Marbella into what is intended to become “the best private port in the Mediterranean” will benefit Marbella tremendously.
Cruise ships
Essentially the plan involves a 200-metre long central pier surrounded and protected by a circular dyke with a circumference of 911 metres. The new port will feature a total of 1220 moorings, as well as harbouring several cruise ships at a time. On the 155,000 square metres of land created there will arise a shopping centre, a luxury hotel and an underground car park with a capacity of 450 places. An updated version of the existing fishing port, meanwhile, will also be incorporated within the new complex.
More than simply amplifying the capacity of the existing yacht harbour and adding an important docking and disembarkation point for cruise ship visitors, Marbella’s new port will also become a point of attraction in itself, rivalling Puerto Banús and announcing its arrival among such Mediterranean classics such as Monaco and Porto Cervo.
The definitive project plans will have to be submitted within the next six months, and once begun construction is expected to take four years. Though it may take five years or more for the new port become operational, the development project will in itself provide a very valuable boost to employment and business in the area. As it is located on the eastern side of the town it is likely to have a minimal impact on existing tourism, and is likely to herald the further redevelopment of the eastern seaboard of Marbella, along with its industrial estate.

Los Flamingos was delighted to host a 3 day tournament for the members.
Day 1: The executive course Los Tramores, conditions were windy and top of the leader board was Jonathon Hawtin (7hcp), 2nd was Freddy Karlson (4hcp) and 3rd Nigel Eede (12hcp).
Day 2: Alferini Championship Golf Course, sunshine and windy. Jonathon Hawtin still leading, followed by Nigel in 2nd place and Freddy now in 3rd place.
Day 3: Los Flamingos old course. Perfect conditions. The outright club winner Jonathon Hawtin and the winner of the net prize Mike Ritchie.
La Cantina hosted a fabulous 3 course lunch in the restaurant and the prize giving was hosted by Count Perlac.

Los Flamingos hosted the final tournament of 2010. The winner of the Members Tournament was won Jade with 40 points and the winner who accumulated the most points throughout the year was Nigel Eede. If this wasn't enough he also got a hole in 1 on the eighth hole. Using a 7 wood and with great precision everyone was thrilled when the ball went straight in the hole. Of course this was not a cheap achievement as he had to buy every player to a glass of champagne.

THE SPANISH OPEN COMES TO LOS FLAMINGOS

Once again Los Flamingos is in the Headlines. Lady golfers from all over the world came to participate in the Spanish Open being played on the old Course, Los Flamingos Marbella. With the likes of Christina Kim, Sophie Gustafson and Laura Davies choosing to play in this tournament, Los Flamingos was buzzing with excitement. The Villa Padierna Hotel invited all the players and members to a fabulous lunch everyday at the Veranda Restaurant and in the evening there was a magnificent cocktail party to welcome the players.

The course was in magnificent condition and on Wednesday morning the battle commenced. Nigel Eede (director) of Marbella Choice Properties mingled with all the players and chatted with Miguel Angel Jiminez about the event; both agreed that Los Flamingos was definitely the best location for this first class event.

On Friday the golf was rained off and Saturday proved to be very exciting as the ladies only had the one round to make the cut. Sunday was absolutely fantastic and crowds came from everywhere to watch Laura Davies win the tournament.

The White House has confirmed the trip, during which the pair will spend four nights at the luxury five-star Villa Padierna.
